The room, its rough size and what you want changed. A few photos from different corners help most. Add the finishes you like, when you hope to start and a budget range if you have one.

How to prepare for a site visit with a contractor
Clear a path to the room and write down what must change and what would be nice. Keep a few photos of rooms you like on your phone. Know roughly when you want to start and a budget range, even a loose one. Then walk the room with us and point at everything that bothers you.
- A must-have list. Three to five things the room has to do better, such as more counter space or a shower you can step into.
- Photos you like. Pictures of finishes and layouts help us price the right materials the first time.
- Old paperwork. Any past permits, survey or drawings tell us what was done before and what is behind the walls.
- Access. Tell us where a truck can park and whether a bin can sit in the driveway.
- Your dates. A wedding, a new baby or a lease end changes how we plan the order of work.
- Who decides. If two people make the choices, it helps when both can be at the visit.
Pictures that help us quote faster
A handful of clear photos lets us come to the visit with better questions. Take the whole room from each corner, then the ceiling, then the floor where it meets the walls. For a basement, add the electrical panel with its door open and the furnace and water heater. For a bathroom, add the tub or shower surround up close.
Send them by email after you fill in the form, with your name in the subject. Phone photos are fine. We do not need anything edited or measured. If the room is dark, turn on every light and open the blinds first.
Questions worth asking us
A good visit runs both ways. These are the questions we would ask any contractor in our place, so ask them of us too. Write the answers down so you can compare quotes fairly.
- Who is on site each day? You should know the crew lead by name and how to reach them.
- Which permits does this job need? The answer should name the office and the inspections.
- What if you find damage behind a wall? Listen for a written change order before any extra work.
- How do payments line up with the work? Each payment should follow a stage you can see.
- What do you need from me first? Finish choices and access often decide the start date.
- What is not included? A clear quote also lists what is left out, such as painting other rooms or moving heavy furniture.
Why we do not price over the phone
A renovation price depends on what sits behind the walls and under the floor. A number given without seeing the room is a guess, and guesses grow later. We would rather visit, measure, and give you one written price you can hold us to.

If something is urgent, such as a burst pipe or a dead circuit, call a 24-hour plumber or electrician first. We plan and build renovations, and we can fix the room properly once the emergency is over. For one small fix, such as a dripping tap, a local handyman is often the faster call.
