Which permit office handles my renovation?

Your own city or town, not the region. Each municipality runs its own building department. We find out which one on the first visit and file with it for you.

York Region does not issue building permits. Each town does. Thornhill sits across Vaughan and Markham, so the street decides which office we file with.

What changes when the address changes

  • The permit office. Forms, fees and wait times differ by town. We have filed with many of them and know what each one asks for.
  • Inspection booking. Some towns book online, some by phone. We book them and are on site when the inspector comes.
  • Work hours. Noise bylaws set when loud work may start and stop. We plan the loud days inside them.
  • The bin and the truck. Street parking rules decide where the bin sits. On some streets it needs a permit of its own.

Distance and price

Can a contractor charge for travel time?

Yes, and many do, either built into the price or as a separate charge. What matters is that you see it before you sign. On our written quotes every cost is its own line, so nothing about distance turns up later as a surprise.

Distance changes how we plan more than what you pay. For towns further from Oakville, materials are delivered straight to your house and the crew keeps a set schedule. We book inspections with your own town's office, so the job never waits on us.

If your town is not here

The towns above are where we work most. A nearby town that is not listed may still be a fit, especially for a full kitchen, a basement or a whole house job. Rural homes can bring extra steps, such as a septic review before adding a bathroom. We will tell you on the first call if that applies.
