Fixture swap
Replacing a toilet or a sink on the pipes already there is on the City's no permit list. Many tight budgets fit here.
Oshawa owners often come to us with a fixed number and an older bathroom that needs more than paint. Some also rent rooms to students, which adds its own rules.
Yes, in a small bathroom where the tub, toilet and sink stay on the drains they use now. That number can stretch to new fixtures, a vanity, fresh tile around the tub and a vented fan. It will not cover a moved toilet, a custom glass shower or surprises like rotten subfloor. We price your room line by line before you decide.
We sort every wish into fits and does not fit at the visit. These are the items that most often fit a budget of this size.
In 1918 the McLaughlin firm turned into General Motors of Canada, with Oshawa as its home base. The city grew quickly in the 1920s and again after the war.
A house from one of those booms may still have its first small bathroom. Old supply pipes or a crowded electrical panel can turn up too.
Those finds matter most on a tight budget. We look under the sink, at the panel and at the floor near the toilet before the quote is final.
The City's permit page names work that can go ahead with no permit. A bathroom can land on either side of that line.

A new floor finish needs no permit where the floor or ceiling carries no fire resistance rating.
Interior gutting is its own application type. Moving a drain or adding a bathroom also calls for a permit.
Oshawa building permit fees rose 3% on January 1, 2026. We list the permit fee on its own line.
The biggest saving is leaving every drain where it is. A moved toilet alone can take a large slice of a small budget.
Spend next on what you cannot see: the membrane behind the tile and a fan ducted outside. Those parts stop mould and leaks for years.
Then choose finishes you can upgrade later. A plain mirror or light fixture is easy to swap. Tile and waterproofing are not.
For a new bathroom in the basement, the City asks for the plumber's name and licence number with the permit file. A water pipe sizing form goes in with it.

Houses rented out near Durham College and Ontario Tech University must hold a licence from the City. A bathroom job there has to fit those rules.
The City expects a licensed rental to meet the Building, Fire and Electrical Codes. A new bathroom is built to all three.
After electrical work or a renovation, the City asks for an electrical inspection. We keep the ESA papers for your file.
Several tenants share one room. We favour a solid shower base, a strong fan on a timer and taps that are easy to repair.
The licence asks for a fresh electrical form every four years anyway. A new fan or heated floor brings that date forward.
