Whitby bathroom renovation

Whitby has new subdivision homes with large ensuites and older streets in two heritage districts. Tile floors in both get cold in winter, which is why owners here ask about heat underfoot.

Are heated bathroom floors worth it?

Yes, for most owners who are already replacing the floor tile. The heating mat costs far less to add during a renovation than at any later time. It needs its own circuit and a thermostat, and an ESA filing. If the floor tile is staying, it is usually not worth tearing up.

Brooklin too

Bathrooms in Brooklin, north Whitby

Brooklin is part of the Town of Whitby. Its permits come from the same Building Services Division as the rest of town. Downtown Brooklin's district counts 169 properties, each rated as contributing or not.

The old village core

Downtown Brooklin has been a Heritage Conservation District since 2008. A new fan vent through a front wall or a changed window can need a heritage permit, so we ask the Town first. Heritage Planning staff handle most of these requests, and applying costs nothing.

Newer subdivisions

Much of Brooklin was built since the mid 1990s, with an ensuite off the main bedroom. Those rooms are usually sound, so work centres on the shower, the vanity and the floor.

Builder ensuites

Redo an ensuite in a newer Whitby home

Ensuites in newer Whitby houses often have a corner tub nobody uses and a small shower beside it. Many owners trade both for one large walk-in shower.

Because the drains are close together, that change can stay simple. We still open the floor to check the slope before we promise a curbless entry.

Some builder fans vent into the attic on a short duct. The new fan runs to a roof or wall cap outside instead.

A heated mat fits neatly into this kind of job. The old tile has to come out for the new shower, so the subfloor is bare already.

Frosted ensuite windows often sit low beside the old tub deck. If the new shower wall covers part of one, resizing that window is permit work in Whitby.

Get a Whitby bathroom permit file ready

A bathroom with a moved drain, a fixture in a new spot or a brand new room goes through the Town's E-Portal. These are the pieces we line up first.

  • Drawings and a plumbing layout set out to the Town's residential E-Portal submission standards
  • File names that follow the Town's naming guide, so the upload is accepted the first time
  • Rough plumbing left open and ready, with the inspection asked for by 3 p.m. so it can land the next business day
  • A heritage permit first if a fan outlet or window changes on an outside wall in Werden's Plan or downtown Brooklin
  • Time for the Heritage Whitby Advisory Committee if that heritage request is a large one, since it meets monthly
  • The ESA notice covering the fan, the heated mat and each GFCI outlet
Warm tile, done right

How we put heat under a Whitby bathroom floor

Heated floors fail when they are rushed. These are the parts we never skip.

Test before tile

We check the mat with a meter when it arrives, once it is laid, and again after the tile is set.

Heat where feet go

Mats go in front of the vanity, toilet and shower, not under cabinets or the tub.

A thermostat with a timer

Set it to warm up before the morning rush and switch off after. That keeps the power bill small.

A protected circuit

The electrician runs a dedicated line with ground fault protection. The ESA inspects it before the floor is closed.

Cold tile is a choice. Make it at the start, while the floor is open.
