Usually fits
Paint or new doors on sound boxes, fresh hardware, a new tap and brighter lights under the uppers.
Many Ajax kitchens are small, in a townhouse or a modest older house. Small rooms reward careful choices, and a careful choice is what keeps a budget whole.
Yes, if redo means a refresh that keeps the cabinet boxes, the sink and the stove where they are. That amount can cover painted or new doors, a laminate counter, a backsplash and new lights in a small room. New cabinets, stone counters or moved plumbing take it well past $10,000.
Here is how we sort a tight budget at the visit. The first two fit most small rooms. The last two usually do not.
Paint or new doors on sound boxes, fresh hardware, a new tap and brighter lights under the uppers.
A laminate counter and a tile backsplash, if the room is small and the walls are straight.
A full set of new cabinets with a quartz or stone top, even in a compact room.
Moving the sink, the stove or a wall. That brings in plumbers, a permit and inspections.
Ajax began around a munitions plant that opened in 1941. A crown company built about 600 prefabricated houses for the workers, and after the war renters could buy them.
Houses built quickly in those years can hold surprises behind the walls. Older wiring, patched plumbing and floors that are not level all change what a refresh costs.
The older core along Old Kingston Road is Pickering Village, which the Town made a Heritage Conservation District in 2013. Its 58 homes and shops share a plan listing the features to keep.
So before any number is final, we open a cabinet base, check the panel and look under the sink. What we find goes on the written quote.
Open shelves cost less than upper cabinets and make a narrow wall feel wider. A rolling island gives you counter space that moves out of the way.
Running the uppers to the ceiling adds storage without adding floor space. Deep drawers in the base often hold more than doors and shelves.
A townhouse kitchen often backs onto a shared wall. The range hood then has to vent through the front or back of the house, so we trace that duct before you choose a hood. Where no outside run is possible, a recirculating hood with a charcoal filter is the fallback.
If you live in a condo townhouse, your board may set work hours. We send our insurance papers to the manager before day one.

Most of these steps matter only when walls, pipes or the outside of the house change. A refresh in the same spots skips the permit ones.
Durham Region does not issue building permits. The Town of Ajax does.
| Permit office | The Town of Ajax Building Approvals Section, at 65 Harwood Avenue South. |
|---|---|
| Needs a permit | Walls taken out and plumbing that moves. A same-spot refresh does not. |
| Inspections | Requested online or by phone, giving the Town at least a day of notice. |
| Our drive | Around 68 km from the Oakville office as the crow flies, by the 407 or the 401. |
| Wiring | Any new kitchen circuit goes through the Electrical Safety Authority (ESA) for inspection. |
In a small Ajax kitchen, the cheapest pipe is the one that stays where it is.
