Brampton kitchen renovation

Brampton homes run from the curved streets of Bramalea to brand new subdivisions, and some now have a second suite downstairs. Whether it is the main kitchen or a basement one, we plan to the rules that apply.

Can I renovate my kitchen for $30,000?

You can, if the plan is built around that number from the first visit. The money stretches furthest when the sink, stove and walls stay where they are. Moving pipes, opening a wall or adding an island eats into it quickly. We price every part on its own line, so you see what fits before you commit.

Older streets, newer streets

Bramalea kitchens and the newer subdivisions

Work on Bramalea began in the late 1950s, as a planned town with its own homes, jobs and shops. Brampton annexed it in 1974.

In a house of that age, we start with checks. The electrical panel, the drains and the wall behind the old cabinets come before any drawing.

A house in a newer subdivision may already have a layout that works. Then the plan can leave the plumbing alone and put the money into doors, counters and lighting.

Brampton's heritage village

Kitchens in the Churchville heritage district

Churchville is Brampton's only heritage conservation district. It was set up in 1990, one of the first in the province.

Changes there are guided by the Churchville Heritage Conservation District Plan. For work the plan covers, the City wants a heritage permit application first.

Ask the City's heritage staff before any outside change, for example a fresh window above the sink, or a hood duct cut through the wall.

Peel Region says a home built before 1960 may have a lead water service. The private part of that pipe belongs to the owner.

When Peel replaces the watermain on your street, it suggests replacing your side at the same time. We note the age of the house at the visit, so a new kitchen tap is not left on an old line.

A second kitchen downstairs

Can I put a kitchen in my basement?

Yes, and if it serves a separate suite, the City of Brampton requires that suite to be registered as an additional residential unit.

The City defines that kind of unit as a self-contained home with its own kitchen and bathroom. Registration checks it against the Ontario Building Code and the zoning by-law.

We build the kitchen part to that standard, with permits pulled and inspections booked. If the basement is only for your own family, ask us at the visit. We will check with the City how it sees your plan.

Holding a firm budget

Four choices that keep a Brampton kitchen on its number

Each one is a trade you make on paper, before any money is spent.

Keep the footprint

Leaving the sink, range and fridge in place means no new drains and fewer new circuits.

Use stock cabinet sizes

Standard boxes cost less than ones built to the inch, and most walls can take them with a filler strip.

Choose where stone goes

Put quartz on the main run and a simpler surface on a back counter. The room still looks finished.

Order before demolition

Cabinets and counters picked early mean the room is not left torn out while you wait.

Plan the hood duct

A hood that vents outside needs a clear path for its duct. Whether it runs through a cabinet or a joist bay is settled on the drawing, not on install day.

Permits for a Brampton kitchen

In Brampton, permits come from the Building Division, which works out of the Flower City Community Campus on McLaughlin Road.

New cabinets and counters on their own do not need a permit. Moving a wall, adding a sink or moving plumbing does, and so does creating a second unit.

We draw the plan, apply, and book each inspection. The ESA gets a notice for any new circuit, and its inspector signs off on the wiring.
